Sell your land.
Skip the wait.
We buy vacant land directly from owners. No listing, no showings, no waiting on a retail buyer. You get a clear written offer, and you choose the closing date.
- No commissions
- No fees to you
- Closing costs covered
- Your timeline
We’re a principal buyer and investor, not a real estate agent or broker. We don’t represent sellers. How this works.
Three steps. No runaround.
You don’t need a survey, photos or a cleaned-up lot. A parcel ID or an address is enough for us to start.
Tell us about the land
Share the county and a parcel ID or address. We pull the public records: acreage, flood zone, wetlands, road frontage and utilities.
Get a written offer
We price it from recent comparable land sales and what local builders are paying, then walk you through the number. No pressure, no obligation.
Close with an attorney
If you accept, a licensed Georgia closing attorney or title company handles the paperwork and the funds. You pick the closing date in the agreement.
What selling to us looks like.
We’re the buyer, not an agent, so there’s no listing commission.
We never charge you application, processing or “junk” fees.
We pay the standard closing costs, in writing, in your purchase agreement.
You choose the closing date. How soon depends mostly on title work, and we’ll give you a realistic estimate up front.
Straight answers.
If your situation isn’t here, send the form anyway and tell us in the notes. Messy situations are normal with land.
Can I sell if I owe back property taxes?
Usually, yes. Delinquent property taxes are normally paid off out of the sale proceeds at closing by the closing attorney, so you typically don’t have to pay them before you sell. We confirm the payoff amount before closing so there are no surprises on the settlement statement.
I inherited the land. Can you still buy it?
Often, yes. Inherited land is one of the most common situations we see. If the estate hasn’t been settled, the closing attorney may need probate paperwork or signatures from every heir before title can transfer. We’ll explain what the attorney needs, but we can’t give legal advice, and you’re welcome to involve your own attorney.
What if the lot has no road access?
We still want to hear about it. Land without legal road access (sometimes called “landlocked”) is usually harder to build on, which affects what it’s worth. Sometimes there’s an unrecorded or possible easement that changes the picture. We’ll research it and tell you straight whether we can make an offer.
There’s a lien, judgment or mortgage on it. Is that a problem?
Not necessarily. The title search shows what’s recorded against the property, and liens are generally paid from the proceeds at closing. If what’s owed is more than the land is worth, we’ll tell you up front rather than waste your time.
How do you come up with the price?
We look at recent sales of comparable land nearby, then adjust for what makes a lot buildable: flood zone, wetlands, slope, road frontage, water and sewer availability, and zoning. We also look at what local builders are paying right now.
To be upfront: as an investor, we offer below what a lot might bring if you listed it and waited for the right retail buyer. We take on the research, the risk and the time. You’re free to compare our offer with an agent’s opinion or an appraisal before deciding.
Is this a scam? Why should I trust you?
It’s a fair question to ask anyone who mails or texts about your property. Here is how to protect yourself, with us or anyone else:
- We will never ask you for money. No application fees, no “processing” fees.
- Everything is in a written purchase agreement you can read, take your time with, and have an attorney review.
- Closing happens at a licensed Georgia closing attorney or title company that you can look up yourself. Funds move through their escrow, not through us.
- We tell you plainly that we are investors, not agents, and that we may assign our contract to another buyer, such as a builder.
Will you sell or assign my contract to someone else?
We may. Land Desk sometimes closes on land itself and sometimes assigns its purchase contract to a builder or another buyer, earning a profit on the difference. When we do, your agreed price and terms don’t change, and this right is spelled out in your agreement before you sign.
What does it cost me to sell to you?
No commissions and no fees charged by us. We pay the standard closing costs, as written into your agreement. Things you owe on the property, such as back taxes, liens or prorated current-year taxes, are settled from the proceeds at closing, and you see every line on the settlement statement before you sign.
